White Hills Development Project

We will soon be owners of over 36 acres of land in White Hills, Arizona.

Although, we have been looking for suitable land for quite some time. We looked in Cold Creek, Pahrump, Moapa Valley, Overton, Bullhead City, Golden Valley, Dolan Springs and Meadview. Once we found the parcel we really wanted (and the financing to fit), the buying process was smooth.

We wanted some acres outside of Las Vegas where we could escape the city life for a few days, go camping, stargaze at our galaxy, clear our minds, connect with nature and simply reset.

We went through Western Land and Ranches. They seem to specialize in buying large swaths of land and dividing them into smaller parcels from 5-40 acres. After speaking with Eric, one of their representatives, on the phone and asking him a ton of questions about the property, the opportunity to buy they presented seemed to be something we wanted to pursue. So we set an appointment for the weekend and went out to White Hills.

When we arrived at the rendezvous point off of Skipper Boulevard, there were a white tent and a myriad of kind people awaiting us. We checked in, grabbed a few snacks and water, and sat a table to wait for our guided tour of the available properties.

Before our appointment time, Teresa met us and escorted us to her 4×4 truck and off we went. We’ve been to White Hills before and have seen plenty of areas and properties, but we never saw what we were about to see. We were in for a treat.

Going through the small town on Skipper to Leonard to Stargazer Road, the terrain changed as we went farther and farther into the Arizona Desert. The roads were all dirt (as expected), but they weren’t too rough–a two-wheel drive vehicle can easily traverse the path.

We wound through a beautiful desert full of joshua trees, various cacti, and free-range cattle. The hills were a nice sight to see given how flat many parts of the desert can be. After about 20 minutes we arrived to the overall development, ready to see the available parcels.

The parcel we fell in love with has high and low points, flat parts and hills. The joshua trees present are a major plus. The view though…what a view! We get to see to the West rim of the Grand Canyon (which is only about 13 miles away as the crow flies). I can’t wait for the sunrises and sunsets out there.

Once we declared we would buy it, we took pictures of us placing a “SOLD” sign on the property marker, got back in the truck and off we went back to the tent. Once there we were presented with a simple two-page contract outlining the terms of the deal. We signed it, put down a $2,000 deposit, grabbed some snacks and water for the road and went home. There was no auction. No bidding. No pressure. No stress. Just first-come-first-served.

With that much land, I have no idea what’s in store for it. For starters, we’ll set up some primitive campsites for people who want to enjoy the desert as much as we do. Eventually we’ll put something like a Boxabl on it or a shipping container home, or…something cool. Like I said, “We’ll see.”
